BUYING YOUR HOME
Nobody should navigate the largest purchase of their life alone. A buyer's agent is what makes that process feel manageable — not stressful.
what type of buyer are you?
-
The agent in that sales office works for the builder, not you. Their fiduciary duty is to the builder’s bottom line. That’s not a criticism, just the structure. Knowing what to ask for and when to ask is where a buyer’s agent is beneficial. Knowing the sales and incentive calendar is key. Some of the best decisions don’t cost extra, they just require creative thinking.

While you look at homes for the first time, often with rose tinted glasses, I’ll be looking at the ways to protect you. From financing (and first time home buyer benefits) to negotiating after an inspection to a smooth closing and move-in day, I’ve got you like a big sister who’s done this a time or two.
-
You know what you want now – more space, better design, a home that actually fits how you live. This is your next season. I’ll help you find those “good bones,” with an eye for layout, finishes, and potential that comes from years in design and construction.

Downsizing isn’t just buying smaller – it’s buying smarter. Fewer square feet, less upkeep, and finding a layout that actually fits how you live now. Cottage, townhomes, garden homes - the right footprint is out there (and maybe it’s also new construction).
This usually starts with selling the existing home first …see more here. -
Moving to Baton Rouge from somewhere else? I’ll be your local eyes – on neighborhoods, schools, commute patterns (don’t rely on Google Maps, trust me), and communities that fit your life. Buyers moving to new cities often are on a specific time line. We can work strategically for a smooth transition and move-in date.
THE BUYING PROCESS
1) Getting Pre-Approved
Before anything else, know what you can afford — and what you're actually comfortable spending. I'll connect you with trusted lenders for a "soft-pull" that gives you a real number without dinging your credit.
2) Connect With an Agent
Connecting with a Buyer's Agent is vital, and this step often gets skipped when buyers go directly to the listing agent. Chat with a Buyer's Agent BEFORE you start looking.
3) Rank These Priorities
Location. Condition. Price. Typically, if you get 2 of the 3, you're winning. Knowing which priority you're willing to compromise on keeps the perspective realistic.
4) Start Touring Homes
With your pre-approval ready and priorities in line, we will touring - knowing with each home cost expectations (monthly note, insurance, HOA, etc.).
5) Make an Offer & Negotiate
I will help you write a strong offer and negotiate terms that protect you now and down the road, not just win the house.
6) Inspection & Due Diligence
I'll schedule the inspection and collect the full report — every finding, on the record, and obtain necessary quotes on repairs before anything moves forward.
7) Respond to Inspection
This is the real lock-in point. We decide what to negotiate, what repairs or credits to request, and where we're willing to move forward. Once we respond with our request(s), this ends the due diligence period.
8) Appraisal
I'll schedule the appraisal and coordinate with your lender so the number lines up with the deal — and nothing stalls your timeline.
9) Final Negotiations
Depending on how the appraisal contingency is written into your offer, this may open the door to renegotiate — price, terms, or next steps. Not every deal hits this step, but if yours does, we handle it together.
10) Clear to Close
Financing finalized, conditions met — every box checked before you sign anything.
11) Final Walkthrough
One last look before it's official — confirming everything is exactly as it should be and the items that were marked to stay with the home are where they should be.
12) Close & Move-In Day
Keys in hand. My job doesn't end here — I'm still your person for repair recommendations, design help, or whatever comes next.
