SELLING YOUR HOME
Buyers don’t fall in love with blank walls. They fall in love with a home they can picture themselves in. I design and stage yours to tell that story, with your bottom line in mind every step of the way.
WHAT TYPE OF SELLER ARE YOU?
-
Some homes are worth a little work before they hit the market. If you’ve got the time and budget to invest, I’ll help you prioritize what actually moves the needle – the updates buyers notice, the ones they don’t, and where a design-forward touch turns a showing into an offer. Top-tier marketing, real staging, no white boxes. This is how you get the highest number the market will pay.
-
Not every home needs a full overhaul to sell well – sometimes it just needs the right few things done well. I’ll help you identify the handful of updates that actually make a difference to buyers, so you can invest where it counts without overspending on things that won’t come back to you at the closing table.
-
While we all love the maximized profits route, not every seller has the time, money, or interest to renovate a repair list before going live – and that’s not always a disadvantage, it’s just a different strategy. I’ll help you price it right, market it honestly, and find the right buyer for exactly what you have.
GETTING STARTED
1) Hire Your Agent (hey)
Before anything else, we talk — about your financial goals, your ideal timeline, and which path fits those goals and the market: Maximize & List, Strategic Prep, or List As-Is.
2) Walk the Home Together
I'll walk through your space with you, room by room, to build a clear plan on what to invest (if anything) and what that ROI looks like at the closing table.
3) Prep, Repair & Declutter
The unglamorous part — fixing what needs fixing, clearing what needs clearing, before anything gets styled. If DIY isn’t your route, I’ve got a crew of vendors for this step.
4) Styling & Staging
No white boxes. We style with story in mind, so the home feels both relatable but with a vision that’s easy for any buyer to fall in love with. This is my sweet spot.
5) Photography & Media
Once the home is ready, we capture it professionally — this is what buyers see before they ever step inside. This is how we will build a social media and marketing presence with.
6) Build the Marketing Plan
With photos and media in hand, we build the actual strategy around them — where the home gets seen, how it's positioned, and what story we're telling to the right buyers.
7) List Your Home
This is the moment everyone thinks is step one. It's actually the halfway point — everything before this is what makes this step work.
8) Showings & Feedback
Buyers tour, we listen to what they’re saying, and make necessary changes, concessions, or price-improvements based on actual data (not guessing).
9) Negotiate Offers
I'll help you evaluate every offer clearly — not just price, but terms, timelines, and contingencies.
10) Due Diligence
Inspection responses, appraisal, any last negotiations — we move through it together until we're clear to close.
11) Clear to Close
Once you're clear, it's time to finish packing. We always recommend a professional cleaning before handoff — a small cost that leaves a strong last impression, and simply the right way to hand over a home.
12) Closing Day
Keys handed off, home sold. And when it's done — I'm still your person, whether that's your next home or just someone to call.
