Maximize, Prep, or Sell As-Is? A Baton Rouge Numbers Example
Three paths. Same house. Wildly different amounts of effort. Here's how I actually walk sellers through deciding which one is theirs — with real numbers, not vibes.
Meet the House
Let's call her a 1,900 sq ft craftsman off in Midcity. Solid bones, dated kitchen, carpet that's seen some things. In today's market, she'd list somewhere around $275,000 as-is. This is a made-up house and example photo for a reference, but the math below reflects real Baton Rouge conditions — not a hypothetical from a market that isn't ours.
Path 1: Maximize & List
What it takes: Kitchen refresh, flooring, full paint, landscaping. Call it $25,000–$35,000 and 6–8 weeks before you list.
What it gets you: A listing that competes at the top of its price bracket instead of apologizing for itself. In a market averaging 72 days on market, a fully prepped home is the one that doesn't sit.
Market Value (with no prep): $275,000
Projected sale price (after prep): $315,000–$325,000
Net after prep costs (minus prep expenses): Roughly $290,000–$295,000
This path is for the seller with time, some cash to front, and a house with genuine upside if it's done right. It is not for the seller who needs to be out in six weeks. The return isn't just about getting your money back, or even getting more than you put in.
I'll say it a million times — real estate is a beauty pageant. It's perception. It's being the house that beats the one down the road that didn't bother updating.
And you know what most people don't have? No offense — vision. That's the whole reason the Maximize path works even when the math looks aggressive on paper.
Path 2: Strategic Prep
What it takes: The 20% of fixes that do 80% of the work — declutter, paint the worst rooms, fix the thing the inspector's definitely going to flag, style the living room and primary. Call it $5,000–$8,000 and 2–3 weeks.
What it gets you: A house that shows like it's cared for without a full renovation bill attached to it.
Market Value (with no prep): $275,000
Projected sale price (after prep): $285,000–$295,000
Net after prep costs (minus prep expenses): Roughly $278,000–$288,000
This is where most of my sellers land, and it's not the compromise option — it's the one that gets the return without the timeline or the risk of a renovation going sideways.
Path 3: List As-Is
What it takes: Nothing. That's the point.
What it gets you: Speed and a buyer pool that already expects to do the work — investors, renovators, buyers priced out of move-in-ready.
Market Value (with no prep): $275,000
Projected sale price : $260,000–$270,000
Net (no prep costs): Roughly $260,000–$270,000
Here's the part nobody says out loud: as-is doesn't mean lowball. It means you're pricing for the right buyer instead of pretending to be a house you're not. If you need out fast, or the numbers on Path 1 and 2 don't pencil out for you, this isn't the loser's bracket. It's just a different buyer pool.
IMPORTANT TIP FOR AS-IS PRICING:
Get a pre-list inspection. It does two jobs at once. First, it gives your listing agent a real basis to estimate what this house would be worth prepped — the kind of numbers you see above — so pricing as-is isn't a guess, it's a calculated gap.
Second, it puts every needed repair on paper, which you can then get quoted. Handing buyers an inspection report with actual repair estimates attached does more to justify your as-is price than any amount of explaining ever will. It shows your work.
So Which One's Yours
Look at the net numbers, not the sale price. A listing agent can help you figure out exactly what those numbers look like. None of the above options are the "right" answer. There's just the right one for what you actually need right now.
