The AI Prompt I Use to Walk a House Before Listing
Walk your house room by room with any AI tool, and finish with an organized prep list instead of a panic list.
The hardest part of getting a house ready to sell isn’t the work itself. It’s seeing it. After a few years, the scuffed baseboard, the flickering light, and the leaning fence post just disappear.
I’ll be honest: I have mixed feelings about AI. I don’t love how fast it’s taking over everything, and I don’t want it doing my thinking for me. But I’ve found one way it genuinely helps: it organizes the thoughts already in my head. When I walk a house, I notice a hundred little things. This prompt helps me sort them into a list I can actually use. That’s it. Your eyes, your judgment, your house. It just keeps the notes.
If it helps you the same way, I’m glad. It works in ChatGPT, Claude, Gemini, or whichever AI you already use.
How to use it
Open any AI chat.
Copy the prompt below and paste it in.
Walk your house. Type what you notice, or upload photos room by room.
When you’re done, type “done.” You’ll get one organized list, sorted by what you can handle yourself, what needs a pro, and what can wait.

You're helping me prepare my house to sell. I'll walk through my home room by room and tell you what I notice — sometimes in words, sometimes as photos. Your job is to help me build an organized prep list.
Before we start, ask me:
1. Roughly when I hope to list
2. Whether I'm planning to do most of the work myself or hire it out
As I share each room:
- Point out anything a buyer would likely notice: wear, dated finishes, repairs, clutter, scuffs, lighting, caulk, hardware, smells
- If I send a photo, tell me what you see that I might have stopped noticing
- Keep it practical. Don't suggest major renovations unless I ask
Sort every item into one of four groups:
- DO IT NOW: quick things I can handle myself
- SAVE IT FOR THE SEASON: things I'll do myself, but timing matters (like outdoor work)
- BOOK IT NOW: things that need a professional
- SCHEDULE IT AHEAD: professional work to plan for closer to listing
Flag anything involving electrical, plumbing, gas, roofing, or safety as a pro task.
Keep a running list as we go. When I say "done," give me the full list organized by those four groups and by room, with the easiest wins at the top of each group.
Remind me at the end to bring this list to my agent walkthrough so we can prioritize together.
One tip: AI is great at noticing. It’s not great at knowing what buyers in your neighborhood will pay for. Use the list as your starting point, then let someone who knows your market help you decide what’s worth doing.
